Split third
level
Split level houses have a unique
option for adding living space. Add a new level over
the area encompassing the kitchen, dining room & the living
room. Depending on the size of the split house
the area can be used for a new master bedroom with bath or even
two smaller rooms with a bath.
Believe it or
not, I once built this job to house a professional pool table.
The owners were avid players, both he & she. Since it would
not fit up the stairs we had it hoisted into the area when the
roof was open. I often wondered if it is still
there.
There are more ways to utilize this
space than you may think. How about a home office, or
playroom?
Split lower level
Another popular addition to a split
level is an expansion of the lower level den area. Many times
these den rooms are too narrow & the addition of even a few
feet makes an enormous difference. It also adds considerably to
your house value. A very valuable & more comfortable
addition to any split.

How to Plan & design a Third Level Addition

cost

Knowing what I know now & with the
experience I have, then If I were you, this is
how I would proceed to build a level over the
area encompassing the living room, dining room
& kitchen. Additionally, this is exactly
how I would proceed to hire a contractor at a
lower cost, to complete the addition.(or a
shell). Only $37

High Ranch Houses
High ranch or split ranch houses have
fewer options than a typical ranch. A hi ranch is nothing more
than a typical ranch with a finished basement. The builder
leaves part of the the foundation walls exposed about 3' -4'
above ground.
I suspect the first hi ranch was built
when the builder found he had excavation problems & could
not dig below three or four feet without hitting rock or clay
or whatever. He then had to come up wih a design that would
appeal to home buyers & thus the hi-ranch was
invented.
In any event it poses problems when
adding an addition because of the high exposed foundation
walls. Any first floor addition starts with a 3 or 4 feet high
foundation & that adds considerably to the cost.
I have built several master bedroom
additions on these type homes. The addition is built either on
support columns or the first floor area can enclosed. The first
floor area can be used for storage purposes. If anyone wants me
