Large Deposits 

There is no good reason for a large deposit being
given when signing the contract. True, the contractor
has some costs that have to be covered in the event
you want to back out of the deal. He is going to apply for
all the necessary permits, there are plans to be drawn,
your account has to be set-up for record keeping & a
host of other items necessary to get everything going.
He is going to be spending most or all of that money
for expenses incurred.

What is a “large deposit? Five percent is usually
enough. Ten percent is not totally unreasonable. Over
that amount, I think, is getting to be too much.

Most of the time it doesn’t make any difference, things
go smoothly, work progresses, the job is finished, final
payment is made & it’s all over.

Too many times I talked to people who told me they
were swindled out of thousands of dollars in deposit
money. In each case the salesperson quoted them a
ridiculously low price & then asked for a 50% or 75%
deposit. He was never to be seen again.
