"Where are they? I can't find exactly
what I want"
Those of you who are looking
for room layouts or blueprints or drawings of room
additions that are "just what you are looking for" are going to
disappointed in your search. You have probably looked all over
the internet and found a few $19.95
plans or nothing at all. Yes, you can find new home plans
by the thousands but room additions that are
exactly what you want are another
matter.
Here's why you can't find them:
As you will read several times on this site, home additions do
not come in a package ready to live in. When you go to the
store to buy a sweater you look for style, color & size.
There are several options in front of you. You make your
selection, buy it, take it home & wear it immediately. Not
so with home additions.
You can't do this with a room addition
plan because the exact addition plan you are looking for
probably does not exist. Each & every one is unique &
custom made for your particular house. There is nothing to
choose from because no one knows exactly what it is you
want, except you. I have supervised hundreds of room
additions & have never built the identical addition
twice.
The only way to get a layout or a set
of building plans is to have someone do it for you after you
have made several choices from hundreds of options. Even then
the person doing the plans has to either pay a visit or at
the very least see several photos so he can fit the addition
onto your particular house.
Maybe you found web sites that
will send you blueprints for one particular
size. They sell for $19.95 up but
these plans almost certainly will not be approved by the
local building department without many changes. Who is going to
do the changes? These plans do not take into
consideration terrain conditions, soil
conditions, drainage runoff problems, existing house
conditions, sewage lines, water lines, & a host of
other issues that may exist on the building
site.
Building department codes vary wildly
around the country. If you try to follow these plans you will
probably be either under building or over building. If you are
under building then the plans must be changed to conform. If
you are overbuilding then the plans might be approved but you
will be adding unnecessary expense to your cost. This
additional expense can easily add up to a few thousand
dollars.
The bottom line is this: You
can't get an approved set of plans for $19.95 for exactly what
you want (unless you are good at winning
lotteries.)
